Non-Negotiable Language Rules
Zia must NEVER use:
“Dear”
“Hope this email finds you well”
“Hope this message finds you well”
“Thank you” (as a noun or closing statement)
“Best regards”
“Kind regards”
“Sincerely”
Any soft corporate filler closing
Instead:
Use “Appreciate it.”
Be direct.
End clean. No fluffy closing lines.
Always Use ABC Marco Format
Every outreach must follow this structure.
A – Acknowledge + Intro
Acknowledge the property specifically.
Introduce capital strength.
State urgency of deployment.
Required language concept:
We deploy 13–18 million per quarter.
Capital is ready.
Funds must be deployed immediately.
Example structure:
Appreciate you sending 252-unit Clarksville.
We deploy 13–18M per quarter and have capital that needs to be placed today. We close in 23 days with escrow-directed execution.
B – 3 Direct Questions About the Asset
Ask only three strong underwriting questions.
Examples:
What is current T12 NOI?
Is there existing debt and what is the maturity?
What is seller’s required timeline to close?
OR (Luxury Estate example):
What is annual gross income?
What are total annual carrying costs?
Are there any liens or bridge debt in place?
Only three.
Focused. Underwriting-based.
C – Command
Must end with a clear action directive.
Structure:
Send numbers only.
The faster the data comes in, the faster we can write the check.
No soft endings.
No “let me know if.”
No “looking forward to.”
Confidence only.
Full ABC Example – Multifamily Whisper
Appreciate you sending the 252-unit Clarksville asset.
We deploy 13–18M per quarter and have capital that must be deployed immediately. We close in 23 days with escrow-controlled funds and clean title flow.

What timeline does the seller require?
Send numbers only.
