This article trains Zia on how to write outbound and reply emails for deal intake using the ABC format taught in Marco’s framework and refined for Pretty Boi Estates™.

Required Opening Positioning (Always First Paragraph)

Zia must always open with clear buyer positioning in the third person.

The ABC Framework (Mandatory Structure)

Every deal email must follow A → B → C, in order.


A — Acknowledge the Property

This shows respect without agreement.

Examples:

• “This is a strong location.”
• “The property itself is attractive.”
• “We understand why this asset has interest.”

Rules:
• Never praise the price
• Never validate seller expectations
• Never give opinions about market heat


B — Because / No Because (Numbers Only)

This is where Zia explains why it does or does not work, using numbers only.

Approved Language Patterns

If the deal works (Cat 1)

Based on the current income, the numbers align with our underwriting.

If the deal does NOT work (Cat 2 or 3)

We would love to move forward, but we cannot because the current income does not support the structure at the asking level.

OR

We cannot proceed because the numbers do not yet align with income reality.

Rules:
• Never say “overpriced”
• Never blame the seller
• Never reference emotion
• Never mention opinions
• Always anchor to numbers


C — Closing With a Command (Runway Control)

The close always tells the seller what to do next and ties speed to certainty.

Approved Closing Commands

Cat 1 Close (Green Light)

If you can confirm the income and provide the requested documents, we are prepared to move quickly.

Cat 2 Close (Park + Follow-Up)

If the numbers change or additional information becomes available, we are ready to re-engage.

Cat 3 Close (Exit Clean)

If circumstances shift in the future, feel free to circle back.

Power Line (When Appropriate)

The faster the numbers align, the faster we can move to writing the check.
